Tenant Information

Rent Collection

Rent is due on the first day of each month.  You may  "PAY ONLINE"  using a major credit card, or ACH payment, you may also pay with check, cashiers or bank check by mailing or delivering your payment to Dinnaken Properties, 900 Washington Avenue SE, Minneapolis, MN   55414.  There are also locked rent collection boxes located in:

Dinnaken House: Main Lobby

Argyle House: Main Lobby

Tairrie House: Laundry Room

Fulton Townhomes: Payment can be brought to Dinnaken House

Please remember to write your apartment number on your check!

Mail

There is an out-going mailbox located below the apartment mailboxes in the mailroom on the first floors of both the Dinnaken and Argyle House locations.

Out-going mail at the Tairrie House is located underneath apartment mailboxes. 

Fulton Townhomes have incoming and outgoing mail to each individual apartment address.

Package Delivery & Guest Entry

Your contact data (telephone number and e-mail address) must be registered in the resident portal in order to have packages accepted by the reception desk.  Also, the phone number you register with Dinnaken is the number that will be dialed when guests use the front entry panel to ring you for entry. You must press (6) on your phone to buzz them in. 

Dinnaken Properties will not accept perishable/special handling packages.  You must make arrangements for these packages directly with your vendor and/or shipper.

Dinnaken Properties accepts no liability for your package, its condition, timeliness of notice, or content value.

Lock Out Services

If you are locked-out of your apartment, please come to the Dinnaken Reception Desk (900 Washington Avenue SE) where we will verifiy your identification and arrange for building services to help you gain access to your unit.  The reception desk is staffed 24/7/365.    There is a $5 fee for this service between 9 am and Midnight, and $25 between Midnight and 9 am.

Subleasing & Assignment

Studying Abroad, Graduating or Moving Home?

You are responsible for finding a replacement roommate to take your place as a tenant on the lease.  Once you have located the new tenant, they should apply online - be sure they select the 'sublease & assignment' box and include the apartment number in question.   All tenants on the lease (you and your roommates), together with the new tenant, will need to meet with Dinnaken Management to sign the necessary documents. Management is available between 9 am and 5 pm on weekdays, or other times with advance notice.  

 Please contact the management office (612-623-3634) to schedule a time for your group.  A $300 assignment fee will be due at signing.

Scheduling Amenity Spaces

Request a room on-line

We offer a variety of spaces for tenants to reserve for your larger group needs. We ask that you either come to the Dinnaken Office during regular business hours to request a room, or you can click on the links provided here to send an e-mail request at least 1 week in advance of your requested time. Any event should not be reserved longer than a 4 hour block of time, if you are requesting longer than 4 hrs prior approval from Management and/or Live In Staff is required.   Residents may use the shared rooms in the building in which their apartment is located, as follows:

Dinnaken House:

  • Great room with kitchen and TV, lounge, tables and chairs. Capacity 35. Contact the front desk or call 612-623-3634 to schedule.
  • Conference/Study Room with table and 6 chairs.  Contact the front desk or call 612-623-3634 to schedule. This space is not available M-Friday 8am-5pm.

Argyle House:

  • Great room with kitchen, tables and chairs. Capacity 35-50. Contact the front desk or call 612-623-3634 to schedule.
  • Study rooms with one desk/chair per room. Available on a first-come-first-served basis.  Use your building entry key to gain access.

Tairrie House:

  • Conference room with table and 6 chairs.  Available on a first-come-first-served basis. Use your building entry key to gain access.


Tenants are responsible to clean up after their use of these rooms and will be charged for any extra cleaning or repair costs incurred by Dinnaken Properties as a result of their use. 

We do not allow alcohol in any of our Conference or Study spaces. 

 

Certificates of Rent Paid

Because we are a non-profit, mission driven organization, Dinnaken Properties is exempt from payment of real estate taxes and therefore we do not issue Certificates of Rent Paid.
